What is Barrow?

What's a Phase I ESA?
A Phase I ESA evaluates a property's environmental condition before a real estate transaction. Following industry standard methodology, it helps buyers, lenders, and owners identify contamination risks and protect themselves from liability.
What documents do I need to upload?
Clients typically upload their Phase I ESA template, environmental database report, user/owner questionnaires, site reconnaissance notes and photos, historical aerials, Sanborn maps, city directories, topographic maps, and regulatory records. You can also include chain of title documents, environmental liens searches, and any other relevant materials. The more you upload, the better your draft will be.
How long does a draft report take?
Your draft is ready by the next day, and often sooner. Manual drafting usually takes several days per report.
How much does it cost?
Barrow Self-Service, on the web, is priced per report draft. A single report is $750, a 5-report bundle is $3,000 ($600 per report), and a 10-report bundle is $5,000 ($500 per report). Are the draft reports industry compliant?
Barrow maps content to standard sections and includes required elements. Compliance ultimately rests with the Environmental Professional who reviews and signs the final report.

How do you keep facts consistent across sections?
We extract facts from your source documents once, then reference them throughout. Property details, historical findings, and regulatory information stay consistent from executive summary to conclusions.
Do I still need an Environmental Professional?
Yes. Barrow assists EPs. It handles the drafting so they can focus on analysis, review, and professional judgment. EP signature is still required for industry compliance.
Are the reports that Barrow drafts final?
No, Barrow is a Phase I ESA drafting platform. The reports we draft are meant for your team to review and refine. All final decision-making, including REC determinations and conclusions, rests with the Environmental Professional who signs the final version.
How does the AI determine RECs and other subjective findings?
Barrow processes all your uploaded documents to extract facts about the property, its history, and surrounding land uses. These facts are cross-referenced against regulatory records and environmental databases. For subjective findings like RECs, the system identifies potential concerns based on this evidence, but the final determination is always made by your Environmental Professional during review. The EP's judgment is what matters. Barrow surfaces the information they need to make informed decisions.
What about data security?
Documents are stored in encrypted cloud storage with enterprise-grade authentication and audit logs. Your data is never used to train AI models.
