What moves the price:
- Property complexity. A vacant suburban parcel versus an operating industrial plant with decades of process history.
- Site history. Long industrial or commercial histories mean more records to run down. A regulatory file review, when warranted, adds agency copy time and hours.
- Size and structures. Acreage and building count extend reconnaissance.
- Location. Travel, and how accessible the state's records are.
- User add-ons. Asbestos, lead-based paint, radon, mold, and similar non-scope services are priced separately.

Remediation of a single leaking tank averages over $100,000, and CERCLA liability attaches to owners regardless of fault.
